Property Investment Products
Product 1 (no development required) –
- An investor makes a 35% deposit towards a house from Taurus’ bouquet of houses. Taurus then secures a mortgage using an SPV which has the investor as a 35% equity owner. Taurus charges 25% gross of the rental income as a management fee to run the product. The investor can increase its equity share or buy-out Taurus by buying a higher share percentage or by paying the outstanding 65% equity (+appl. charges). Investor exit will be based on exit formula which comes with a penalty if the exit is < 10years
Product 2a –
- Taurus meets with investor and discusses property type/criteria. Taurus then presents and advises investor on a set of properties to choose from. The investor makes an outright buy (i.e. 100% ownership), using Taurus as the facilitator. The investor then hands over (optional) management of the property to Taurus’ UK Team. Taurus then charges the investor for refurbishment and furnishing to convert the property into a short-let accommodation. Taurus charges a 25% commission to manage the property as a short let or 16% commission to manage the property on a long lease
Product 2b –
- Taurus meets with investor and discusses property type/criteria. Taurus then presents and advises investor on a set of properties to choose from. The investor makes an outright buy (i.e. 100% ownership), using Taurus as the facilitator. The investor then hands over (optional) management of the property to Taurus’ UK Team. Taurus charges for necessary refurbishment and furnishing and converts the property into an HMO accommodation (C4 classification). Taurus charges a 25% commission to manage the property as an HMO to students or young professionals in university towns, central locations or near industrial areas
Product 3a (development works required) –
- Investor makes ≤ 50% equity payment into an SPV (minority shareholder) used to secure a HMO product. Taurus secures the remaining ≥ 50% equity. The HMO is then converted into at least a 7 bedroom (Sui Generis) by Taurus’ dedicated building team and then remortgaged at a higher value to release 75% equity. All returns from the property will be split between Taurus and the investor honouring the equity stake. 5-year investor exit is also based on the equity holding of the day
Product 3b (development works required) –
- Same as product 3a, but here the investor comes in as majority shareholder (i.e. > 50% equity stake), again 5-year investor exit is based on equity shareholding of the day
